KB Appraisal is a two-person team built on one simple idea: local people doing local work, the right way.

I'm Margaret "Katie" Brown, a Certified Residential Appraiser born and raised in Wendell, NC, where my family is among the town's founding families. I've been a Wake County resident my entire life, and that kind of deep local knowledge isn't something you can learn from a database. You either know this area or you don't.

In 2025, I was nominated and elected by my peers across NC to serve on the NCPAC Committee for a two-year term, a recognition I'm proud of and one that reflects my commitment to this profession and the clients I serve.

I started appraising in 2020, right at the peak of one of the wildest real estate markets in recent history. Getting thrown into that environment early meant learning fast, staying sharp, and figuring out how to read a market that made no sense by traditional standards. It was the best training I could have asked for.

I started KB Appraisal because the area needed something specific: a local, native appraiser who actually knows these neighborhoods, not someone working from a desk across the state running cookie-cutter reports. I know the difference between a street in Wake Forest that commands a premium and one that doesn't, and I know why.

Behind the scenes, our dedicated local admin keeps everything running, answering calls, scheduling inspections, and following up so nothing falls through the cracks. When you reach KB Appraisal, you're talking to a real person who knows your file. No call centers, no AI, no runaround.

A graduate of NC State University and wife of a Tennessee Vol, I'm also a mom of three who built KB Appraisal to be the kind of business I'd want to work with.

Outside of work, I'm active in my local church, a supporter of Addis Jemari and Tri Area Ministries, and a proud PTA member. Community has always been at the center of everything I do.

I didn't start KB Appraisal to be the biggest appraisal company in Wake County. I started it to be the most trusted one. When your family's roots run as deep as mine do in this community, your reputation isn't just professional, it's personal. Local. Trusted. Reliable. Not just words on a logo, the standard I hold myself to on every report, for every client, in every neighborhood I've called home my whole life.
