We offer 2D floor plan visuals using Cubi Casa for marketing purposes only. These are not used to determine square footage. The appraiser measures GLA separately using exterior laser tools per USPAP and ANSI standards.

Pricing: Included up to 5,000 sq ft. Larger scans incur a direct Cubi Casa fee: $25 (5,001–7,500 sq ft), $50 (7,501–10,000 sq ft), or $75 (10,001+ sq ft)—passed through with no markup.

📌 Prices include measurement of non-heated spaces, such as attics, patios, garages, and porches when accessible and measurable. These areas are typically excluded from the gross living area (GLA) but are included in the sketch and total square footage for reference. Including these spaces helps provide a more complete representation of the property and supports more accurate valuation or marketing use.📌

Fixture Addition

Applies when specific fixtures (e.g., tubs, sinks, cabinetry) are added to the floor plan sketch. Fixtures are included at cost with no markup

Travel Fee

$30

For properties located more than 45 miles round trip from the appraiser’s office, an additional $30 of travel time will be charged. This fee accommodates extended travel requirements and will be added to the base appraisal cost. Appraiser office based out of Wake Forest, NC.

This upgraded sketch includes detailed interior features such as cabinets, bathtubs, closet door openings, shelving, and other fixed elements. It provides a more complete interior layout and is ideal for design, renovation, or listing purposes. Fixtures are added at no markup—just a flat $15 fee.
