KB Appraisal, LLC
Effective October 28, 2026
Who we are. KB Appraisal, LLC is a residential real estate appraisal firm based in Wake Forest, North Carolina. If you have questions about this policy, email kbappraisal@kbappraisal.com or call 984-251-1997.
What we collect. When you request a quote or an appraisal, we collect your name, email, phone number, property address, the service you need, and any details you share about the property, access, or your situation, such as divorce or estate information.
We also receive information from other sources. These include lenders and appraisal management companies that order appraisals (for example, borrower names and contact details), the multiple listing service (MLS), public records, and other market data we use to complete our work.
If you visit our website, Google Analytics may collect information about your visit, such as the pages you view, your approximate location, your device type, and how you reached our site. Google uses cookies to do this. You can learn how Google uses this data at policies.google.com/technologies/partner-sites, and you can opt out with the Google Analytics opt-out browser add-on at tools.google.com/dlpage/gaoptout.
How we use it. We use your information to prepare quotes, schedule and complete appraisals, send invoices and process payments, communicate with you, and meet our professional and legal obligations.
Who we share it with. Our operations manager sees intake information so they can send quotes and schedule appraisals. Appraisal reports and property measurements are not shared with our operations manager or with anyone else who handles the business’s day-to-day operations.
Reports go only to the client who ordered them and to anyone that client authorizes in writing, such as a lender or attorney. As the Uniform Standards of Professional Appraisal Practice (USPAP) allows, we may also disclose information to the North Carolina Appraisal Board or another state appraiser regulatory agency, to a duly authorized professional peer review committee, or as required by law, subpoena, or court order.
We also share information with service providers that help us run our business. These include, for example, JotForm (intake forms), monday.com (client management), Quo (phone and text messaging), QuickBooks (invoicing and payments), Google Analytics (website usage), and our email provider. These providers may use your information only to provide their services to us.
We don’t sell your information.
Text messages. If you agree to receive text messages from us, we use your mobile number only to communicate about your quote, appointment, or appraisal. We do not share mobile phone numbers or text-messaging opt-in data with third parties or affiliates for marketing or promotional purposes. Message and data rates may apply. Reply STOP to opt out or HELP for help.
Cookies. Our website uses cookies, which are small files stored on your device, to measure how visitors use the site and to keep it working properly. We use Google Analytics for this. You can control cookies through your browser settings and opt out of Google Analytics with the Google Analytics opt-out browser add-on.
How long we keep it. USPAP requires us to keep appraisal workfiles for at least five years after the report is prepared, or at least two years after final disposition of any legal proceeding in which we gave testimony about the assignment, whichever period ends later. We may keep records longer when the law or a client agreement requires it.
How we protect it. We take reasonable administrative, technical, and physical steps to safeguard your information. If a security breach affects your personal information, we will notify you as required by North Carolina law.
Your choices. You can contact us to ask for a copy of your information or to ask us to correct or delete it. Some records must be kept for professional or legal reasons. If that applies, we’ll let you know.
Children. Our services are not directed to children under 13, and we do not knowingly collect information from them.
Changes. We may update this policy from time to time. The current version will always be posted here with its effective date.
