Large Scan Fee

For larger properties, a small additional fee applies based on total scanned square footage. This includes the main house plus all attics, porches, garages, and other structures measured on site (not just the finished GLA). This fee is charged directly by our scanning software provider for processing larger properties. It is passed through to you at cost.

Unfinished & Detached Structure Fee

Attached garages are included at no additional charge. A small additional fee applies to unfinished space (basements, attics) and to detached structures such as garages, workshops, or outbuildings, reflecting the added time required to measure these areas.

Fixture Addition

Applies when specific fixtures (e.g., tubs, sinks, cabinetry) are added to the floor plan sketch. Fixtures are included at cost with no markup
Travel Fee
Varies
For properties located more than 45 miles round trip from the appraiser’s office, an additional $30 of travel time will be charged. This fee accommodates extended travel requirements and will be added to the base appraisal cost. Appraiser office based out of Wake Forest, NC.
